What's Included

  • Thorough cleaning - wire brush + power blow all surfaces before sealing to get the best seal possible
  • All edges taped off to protect garage doors, curbs, and walkways
  • Grass edged for maximum coverage and a clean look
  • Crack filling with hot rubberized material (cracks ¼" or smaller)
  • Commercial-grade sealer applied for even, lasting coverage
  • Caution tape barrier set during the 24–48 hour curing period

Larger Driveways

Driveways up to 800 sq ft are covered at the standard price. This is about a 4-5 car driveway. Anything larger is priced at a discounted rate of $0.25/square foot. The provider will let you know ahead of time if your driveway has an additional charge.

Why It Matters

Your driveway is one of the first things people see - and one of the most expensive things to replace. Sealcoating extends its life by years:

  • UV Protection

Blocks the sun's rays that dry out and oxidize asphalt, turning it gray and brittle over time.

  • Water Barrier

Seals out water before it can seep in, freeze, expand, and crack your driveway from the inside.

  • Chemical Resistance

Protects against gas, oil, and road salt - the three things that quietly eat away at asphalt year after year.

  • Flexibility

Keeps asphalt pliable so it can expand and contract with temperature swings without cracking.

  • Cost Savings

Sealing every 2-3 years helps you avoid a full driveway replacement, which runs $5,000-$15,000+.

The Process

  1. 1

    Clean

The crew wire-brushes the entire surface, then power-blows it clean. This is the most important step - sealer only bonds well to a clean driveway.

  2. 2

    Protect

All edges are taped off to help prevent overspray - garage doors, curbs, sidewalks, anything adjacent.

  3. 3

    Seal Cracks

Cracks ¼" or smaller are filled with hot rubberized crack filler that flexes with the asphalt through cold and heat. Larger cracks require separate repair (see FAQ).

  4. 4

    Apply Sealer

Commercial-grade sealer is applied evenly across the full surface. It's the protective coat that does the heavy lifting.

  5. 5

    Cure

Caution tape goes up. The sealer needs 24-48 hours to fully cure depending on weather. The provider will give you a specific timeline on the day of service.

The Cost of Neglect

Without the protective sealcoat layer, water seeps into the asphalt, freezes, and expands. This cycle creates small cracks that grow into large potholes and "alligator cracking," eventually forcing a full, expensive repaving job.

"Alligator cracking" and potholes - the result of long-term neglect.
